CHECK-IN & INVENTORY

We cannot recommend highly enough the importance of completing a full check-in and inventory at the start of every tenancy. This gives landlords added security should there be any dispute over the tenancy deposit when tenants move out.
We normally attend the property 3 hours ahead of the moving in time. Tenants will be met at the property where we will hand over keys, check alarms, the general property condition and get the tenants to sign the inventory. A comprehensive list of the property condition will be provided, as well as photographs of property condition, meter readings on day, location of stopcock and listing of appliances. Reports are emailed electronically upon completion.
CHECKOUT

At the end of the tenancy period, tenants are expected to clean the property to the same standard as noted in the original inventory schedule of condition. We will make a direct comparison between the condition of the property and the original inventory. THIS is why it is so important to have a good inventory & check-in to start with.
The tenant will be required to hand over the keys and vacate the property on the date of check out. If there is anything different, considered above fair wear and tear, the landlord can make a claim for costs from the tenant deposit.

Some tenants will be late paying their rent, that is a fact – the reasons vary but speed and courtesy in dealing with a tenant that is late paying rent is one of the most important factors. Leaving a late rent payment for too long, becomes increasingly difficult to deal with going forward.
Our established and proven processes enable us to quickly identify when a tenant is late by 1 day and take the action necessary to receive the rent, understand the problem and prevent future issues.
Your monthly rent statement enables you to easily see at a glance who has paid and more importantly who hasn't. Meanwhile, in the event of a late payment, we make the awkward phone calls, letter writing and chasing of errant payers on your behalf.
TENANCY DEPOSIT REGISTRATION

It’s standard practice to ask tenants to pay a deposit of the equivalent of four weeks’ rent, however if you do take a deposit you must protect it with a government-approved schemes. Since April 2007 all landlords who take a deposit from their tenant on an Assured Shorthold Tenancy (AST) in England and Wales must comply with the tenancy deposit protection legislation. This means you must:
1. Protect the tenant's deposit with a government approved scheme within 30 calendar days of receiving it from the tenant.
2. Provide the tenant with the prescribed information within the same 30-day deadline.
We can ensure that all legal requirements are adhered to and the tenants deposit has been safely processed as required by law.
GAS SAFETY CERTIFICATE

As a landlord, you are responsible for the gas safety of your tenants. You must ensure that all gas appliances are working correctly and safely. Therefore, every rental property that has any sort of gas appliance, whether it be a gas boiler, hob, oven or fire, requires a Gas Safety Certificate. These certificates can only be issued by a technician registered with the Gas Safe Register. All our engineers are registered with the Gas Safe Register.
Depending on how many appliances need testing, will depend on the overall cost.

ELECTRICAL INSTALLATION CONDITION REPORT

Electrical installation condition reports (EICR) are now a key part of electrical safety. EICRs are provided as an official document given after an assessment by a qualified engineer or electrician. The assessment is based on the quality of your electrical installation.
If you create a new tenancy, or renew an existing one, on or after 1st July 2020, you will need a satisfactory EICR. All properties in the private rented sector will need an EICR from 1st April 2021. EICRs now join gas safety certificates (CP12s) and energy performance certificates (EPCs) as legally required documents that must be in place before your tenancy starts or is renewed. There are penalties for non-compliance.
EICRs must be renewed every 5 years, unless your electrician states that it needs to be done sooner. We recommend you have your EICR completed at least 2 month's before it’s required. Many properties require remedial work and, as with a gas safety certificate, you cannot move a tenant in until your EICR has a “satisfactory” rating.
Please note that the price quoted is only for the EICR report and any remediation work that may be required will be an additional cost.
ENERGY PERFORMANCE CERTIFICATE

An Energy Performance Certificate (EPC) includes information about a property’s energy use and typical energy costs. It also contains recommendations about how to reduce energy usage and save money. It assigns the property an energy efficiency rating from A (most efficient) to G (least efficient). This is valid for ten years.
On 1st April 2018, it became a legal requirement for residential landlords to ensure their EPCs have a minimum rating of E. An EPC is needed whenever a property is built, sold or rented. All landlords must have a valid Energy Performance Certificate for potential tenants before marketing their properties to let.
Our accredited contractors will email copies of the report and upload the results to the government EPC register.
